Home Offers Falling Through? This Is Why You're Being Left Behind

So, anybody familiar with the Charleston area understands that the real estate market here is crazy. It’s a seller’s market, people are getting top dollar for their homes, and sellers are getting 5,6,7 – 10 plus offers on a property at a time. Just last weekend we got a property under contract on Daniel Island that had over 15 offers on it. So, how do you stand out against 15 offers? A lot of times you hear that you need to be unique and creative, but how do you get creative?

It might seem like common sense, but you always want to put your best foot forward from the beginning. That means when you are coming in with an offer in this market, you want to have your highest and best. That’s showing the seller that this is what you are willing to do to get the house. If a seller see’s you coming in trying to low ball them , in this market, you’re never even going to have a chance. You want to have the most appealing purchase offer possible. What a lot of our buyers are doing right now is limiting contingencies. For example, you can forgo a home inspection and buy a home warranty. This will really separate you from other offers that have these contingencies, and your offer will go towards the top. Lastly, and it might seem simple and easy, but you want to put yourselves in the sellers perspective. This means that you want to understand the situation at hand and try to adjust your offer around that. You know what you want in a home, but at the same time we can structure your offer so that the sellers can’t help but choose you.
